Extension and remodel of a house in Bishopstown, Cork

This project included a two storey side extension, a large single storey back extension and a complete remodel of the interior layout of a run down 4 bed semi detached house.

The proposed design includes 5 bedrooms, two with ensuite bathrooms, 2 walk in wardrobes, an open plan kitchen/dining/ living room, a playroom/den, ground and first floor family bathrooms and a cozy front living room.

My design features included a secret pantry, a hidden walk through wardrobe, and several window seats, all as requested by the client. I used warm neutral colours throughout the shared areas as requested and added colour to the Den/Playroom and childrens' bedrooms.

The old front porch was replaced with two options for a contemporary canopy, one in zinc, the other in stone effect.

Some more features of my design included;

Ground Floor

• new front door position and new glass side panels added

• under stair storage and large coat storage unit added to hallway

• Wall into rear of house thickened to accommodate new double pocket crittall doors

• Long View from hallway through kitchen/dining/living area to garden

• Stairway partially opened up with a dual height ceiling and feature drop light at the front of  the stairs - window at first level added here also

• Large open plan kitchen/dining/ living area with large skylights over. 

• Kitchen has a dual island and a hidden generous pantry accessed via a ' false cupboard door'

• Large dining area with feature corner window

• Living area with feature fire and sliding doors to patio

• Hidden door into utility room with generous laundry area and lots of storage

• Lobby off kitchen leading to ground floor shower room

• Tall Doors throughout ground floor

• Two separate living spaces to front of house (one laid out for adults, the other for children)

  
  

First Floor

• Master bedroom with window seat, large walk through wardrobe and secret door leading to ensuite with freestanding bath and walk in shower

• 3 further double bedrooms, one with an en suite bathroom and walk in wardrobe

• One single bedroom

• House bathroom with large vanity unit and walk in shower

• Skylight over first floor landing and master bedroom wardrobe to add natural light

Exterior

• Trocal or zinc portico

• Front patio area with bench (client special request)

• Front and side parking

• Two rear garden patios to optimise sunshine and shade

• Large storage shed, bin storage, grassed play area

• Hipped slate roof over side extension, trocal or similar flat roof to rear extension

• Existing Garage and porch demolished

• Entrance windened

Variations

• Alternate style front portico in stone

• optional ground floor bedroom with Jack and Jill ensuite bathroom  (shower bath) accessible from bedroom and lobby off kitchen

• One single large family kitchen island 

• Wider extension to accommodate dining area window seat

• Utility room accessed via frosted crittal door 

• Bifold doors to rear patio area instead of sliding

• Flat roof over new side extension and rear extension

• Flat roof overhang at rear for storage / seating etc

• Master En Suite bathroom has a double vanity unit (window sill raised) and walk in shower

• Optional gable roof instead of hipped or flat for side extension
